Located in the North Park
Neighborhood in San Diego, this 4-story residential,
retail and live work project is designed to be the
catalyst for this developing area. The site
currently consists of a dilapidated one story and
two story buildings on either side of a main
commercial thoroughfare.
This mixed use project is ultimately planned to have
90 condominiums, 15,000 square feet of retail space,
14 ground floor live work spaces, one level of below
grade parking and on grade parking combined for 200
total parking spaces.
Residential units average range in size from 950 –
1,450 square feet. All units have generous balcony
spaces tall ceilings and areas of floor to ceiling
glass. Many units are two level designs. Units are
oriented toward the street or a series of interior
courtyards starting on the second level.
Live-work spaces are located on the ground floor and
are 750 square feet with 12-14 foot high ceilings,
with bath and kitchen hookups provided, but
otherwise raw space, ideal for artists or small
business owners to own and personalize an affordable
space. The corner retail spaces are oriented around
a corner plaza where patrons and the community are
encouraged to enjoy the outdoor space.
The exterior materials consist of earth tone
concrete block, richly colored stucco, zinc cladding
and anodized aluminum framed windows. Bay windows,
recessed balconies, projecting eaves and interesting
window patterns complement the strong rhythmic forms
of the design. |
